Neighboring structures matter more than owners expect. Dock placement rules usually require setbacks from the extended property lines, and existing docks on either side shape what’s realistic. Seeing all three properties in one image makes that conversation simple.
Measuring the Route From the Upland Property to the Water
The path from your driveway to the water decides your budget.
Aerial data gives the designer measured widths and elevations along that route. Side yard clearances, gate openings, slab edges, tree canopy and grade changes all show up with dimensions attached.
Marine contractors care about specific numbers. How wide is the narrowest pinch point. How much elevation changes between the staging area and the seawall. Can a barge deliver instead, and is there a launch nearby?
Boardwalk and ramp design depends on the same data. A walkway crossing a slope needs a running grade that works, and a ramp to a floating dock has its own limits. Spot elevations along the proposed centerline answer that before anyone stakes it.
Staging space is the piece people forget. Piles, framing lumber and decking need somewhere to sit for a few weeks. The aerial image shows what open area exists and whether it sits over a drain field, an irrigation line or the neighbor’s grass.
Walk the route with the drawing in hand. Mark the pinch points. Then send that drawing with every bid request so contractors price the same job.
Identifying Obstructions That Could Limit Dock Access
Waterfront yards are crowded. The obstructions are usually small and always expensive.
Common ones include:
- Mature trees with canopy or root zones across the only access path
- Retaining walls, planters and decorative walls with no removable section
- Pool decks, cages and equipment pads blocking side yard passage
- Air conditioning units, generators and propane tanks near the house wall
- Drainage swales, inlets and buried pipe that heavy equipment would crush
- Utility poles, guy wires, transformer pads and meter boxes
- Narrow side yards where a fence sits close to the property line
Overhead conflicts deserve their own look. A canopy or a service drop can stop a crane or a pile driver even when the ground path is clear. Aerial imagery shows the canopy footprint that a ground crew standing under it can’t judge.
Neighboring improvements factor in too. Access sometimes requires temporary permission to cross a neighbor’s yard. Knowing that early gives you time to ask nicely instead of scrambling on mobilization day.
Coordinating Aerial Mapping With Boundary and Waterfront Records
Aerial imagery alone is a picture. Tied to survey control and record documents, it becomes usable for design and permits.
Ground control points set by a licensed surveyor place the imagery in real coordinates. Without that, the model can drift several feet, which is enough to put a dock in the wrong place relative to a property line.
Boundary work does the rest. The surveyor plots your lot lines, then extends them waterward as required by the applicable rule to define the area where you can build. Setbacks from those extended lines control how wide your dock can be.
Recorded documents belong on the same drawing. Plats, easements, shoreline maintenance corridors and any restrictions in the subdivision documents all limit placement.

- A terrain model and spot elevations along the access route
- Contours at an interval suited to the grade changes present
- Feature mapping of the seawall, structures, trees, utilities and hardscape
- CAD files in DWG or DXF with the boundary and easements on separate layers
- A stated coordinate system and vertical datum
Agencies care about the datum. Elevations tied to the wrong vertical reference can shift a design by more than a foot, and permit reviewers check it.
Marine contractors want the CAD file, not a PDF. Engineers want the terrain model. Give each of them the format they use and the review moves faster.
Dock permitting takes long enough without a second round of field work. An aerial survey tied to real boundary and elevation control gives the designer, the contractor and the reviewer the same picture on day one. Order it before the design starts. It’s the cheapest part of a waterfront project and the part that keeps the rest on schedule.
